Home Information Packs (HIP’s).

All properties placed on the market must by law have a Home Information Pack (HIP). We can organise this on your behalf and this must be ordered as your property is placed on the market.
 
There are two choices:  1) Pay upfront £299 + vat

  or

 2) Defer the Payment for 6 months £399 + vat.

More & more people are using websites to purchase goods and services. Newspaper Advertising.

Newspaper advertising is still a very important part of the marketing of your property.
As part of the service you will receive two free full colour adverts in the local Derby Evening Telegraph Property Guide.


Choosing a Solicitor.

It is important that you choose a friendly, competent solicitor or licensed conveyancer who deals with property transactions every day. We can help you choose the right solicitor and can usually obtain a discount for you in most instances.


Receiving an offer.

As soon as an offer is received we will notify you. If you prefer we will negotiate on your behalf throughout this process, keeping you informed.
Once an offer has been agreed, if you wish we will write to all parties and help you progress your sale through to exchange of contracts.


Exchange of contracts.

Exchange of contracts is organized by your solicitor when all enquiries from the draft contract and all local search queries have been received and agreed upon. Once you sign it is legally binding and the completion date is agreed.


Legal Completion & Moving Date.

This is usually the day you actually move home and is usually a few days after exchange of contracts, agreed via your solicitor to suit the buyer and seller. Before Keys are released the monies must be cleared in your solicitors account.
There is no Estate Agency commission to pay.
